Dubai rent increase calculator: how much can my landlord raise the rent?
On renewal, a Dubai landlord can raise the rent only if it is more than 10% below the average rent for similar units in RERA's Rental Index, and by at most 5% to 20% depending on the gap (Decree No. 43 of 2013). The change must be notified at least 90 days before the contract ends.

Where do I find the average rent?
In the Rent Index of the Emirate of Dubai approved by RERA, available on the Dubai Land Department website. Enter your unit type and area to get the average, then put it in the calculator.
Does this apply in free zones?
Yes. The decree applies to all landlords in the Emirate of Dubai, private or public, including special development zones and free zones such as DIFC.
What if my landlord did not give 90 days' notice?
Unless both parties agree otherwise, whoever wants to change any term of the lease, including the rent, must notify the other at least 90 days before it expires (Article 14 of Law No. 26 of 2007, as amended by Law No. 33 of 2008).
What if the gap is between 10% and 11%?
The decree states whole-number bands ("up to 10%", then "11% to 20%"). This tool treats a gap up to 11% as the first band (no increase) and anything above as the next band. Check the result in the official Rental Index calculator.
