Masaar

Masaar is a forested residential master community in Al Suyoh, Sharjah, developed by Arada. It is for families looking to buy a townhouse or villa in a gated community with parks, cycling tracks and a community hub, and for cyclists who want to use the Masaar Track.

The community in figures

According to Arada, the project covers 19 million sq ft, with about 3,000 villas and townhouses, more than 50,000 trees and 13 km of cycling and jogging tracks. A “green spine” with quiet zones and football, tennis, basketball and padel courts links the gated districts to the community hub. Homes range from two-bedroom townhouses to six-bedroom signature villas, with smart home features as standard.

Districts

• Sendian: the first community, two-bedroom townhouses to five-bedroom park villas.
• Kaya: the second community.
• Robinia: the third district; homes come with a cooker, hood and washer-dryer installed and follow Vastu Shastra design principles.
• Azalea: the fourth district, two to six bedrooms.
• Sequoia and Saro: the sixth and seventh phases; Arada says only a limited number of homes remain unsold.

Featured prices on the Masaar page in October 2026 started from AED 2,802,000 for a four-bedroom Saro townhouse.

Masaar Track

The cycling track has The Loop café, with bike servicing, repairs, rentals and a shop, next to the Zad food truck district, a kids’ play area and a skate park. Track rules published by Arada include:

• Children under 12 are not allowed on the track.
• Helmets and reflective clothing are mandatory.
• Only bicycles are allowed: no e-bikes, e-scooters or roller skates.
• Steady lights only; flashing lights are not permitted.
