2-year property investor visa in Dubai (Taskeen): who qualifies and the fees

The Dubai Land Department (DLD) issues a two-year residence visa linked to owning property in Dubai, through its Taskeen service. A sole owner can apply whatever the property’s value; a joint owner needs a share worth at least AED 400,000. The investor visa fee is AED 10,212.50, and the owner can sponsor a spouse, children and parents.

Owning property worth AED 2 million or more qualifies for the longer 10-year Golden Visa instead. This page follows the DLD service page; it is general information, not legal or investment advice.

Who qualifies

  • Sole owner: may apply regardless of the property value, according to the DLD page.
  • Joint owner: may apply if their own share is worth at least AED 400,000.
  • Residents and visitors: the DLD lists both a resident foreign investor and a visiting foreign investor as eligible.
  • Good conduct: a Good Conduct Certificate issued in Dubai and addressed to the DLD is required.

Joint ownership: two examples

The test is the value of each owner’s share, not of the whole property:

  • A flat worth AED 700,000 owned 50/50: each share is AED 350,000, below the AED 400,000 threshold.
  • A villa worth AED 1,000,000 owned 60/40: the shares are AED 600,000 and AED 400,000, so both owners meet the threshold.

The DLD page does not say how the share value is measured, so confirm it with the DLD before applying.

Worked examples

All figures are from the DLD fee list above. The sponsorship file fee is included wherever family members are sponsored.

Household Calculation Total (AED)
Owner alone 10,212.50 10,212.50
Owner, wife, one child under 18 10,212.50 + 318.75 + 7,382.25 + 6,482.25 24,395.75
Owner, spouse, two children under 18 10,212.50 + 318.75 + 7,382.25 + 2 × 6,482.25 30,878.00
Owner and both parents 10,212.50 + 318.75 + 2 × 8,882.25 28,295.75

The parents’ permit and a son over 18’s permit are for one year, while the investor’s is for two. Work out your own household with the property visa cost calculator (Golden Visa or Taskeen).
