If you own property in Dubai that was bought for AED 2 million or more, you can apply through the Dubai Land Department (DLD) for a 10-year renewable residence permit, the Golden Visa. You can also sponsor your spouse, children and parents on it.

Who qualifies

  • The property value is AED 2 million at the time of purchase, wholly owned by you and in your name. It can be one property or several.
  • A mortgaged property is accepted if you submit a no-objection letter from the bank stating the amount paid and the balance.
  • You must be inside the UAE when you apply. Both residents and visiting foreign investors can apply.

The fees

For the investor (10 years) AED
Medical examination 700
Emirates ID (10 years) 1,153
Confirmation of residence permit (10 years) 2,856.75
Dubai Land Department fees 4,020
Administrative fees 1,155
Total 9,884.75
For the family AED
Opening a family sponsorship file 318.75
Each family member, 10-year residence 5,774.50
Each parent, 10-year residence 5,774.50
Added for each sponsored person 100

Example: an investor with a spouse and one child would pay 9,884.75 + 318.75 + 2 × (5,774.50 + 100) = AED 21,952.50, according to the DLD fee list.
