Ejari is the Dubai Land Department (DLD) system for registering tenancy contracts in the Emirate of Dubai. The same service is used to register a new contract or renew an existing one, and it ends with an e-Contract Registration Certificate.

The fees

Item Dubai REST app or DLD website Real Estate Services Trustee centre
Tenancy contract registration AED 100 AED 100
Knowledge fee AED 10 AED 10
Innovation fee AED 10 AED 10
Service partner fee AED 55 + AED 2.75 VAT AED 95 + VAT
Total AED 177.75 AED 220

You can pay by credit card, in cash or through a Noqodi wallet.

Documents

  • Through the app: a copy of the unified tenancy contract.
  • At a trustee centre: the original unified tenancy contract, the applicant’s Emirates ID, and the official power of attorney if someone applies on the tenant’s behalf. A power of attorney issued in Dubai can be entered by its number; one issued in another emirate must be attached.

The unified tenancy contract is a standard DLD form, available to download from the DLD website.

Which channel you can use

  • Dubai REST app: both the tenant and the landlord must be individuals, and the owner’s details must be up to date.
  • Trustee centre: the property must not be managed by a real estate company, or by an owner who has access to the Ejari system. The applicant must be the tenant or hold an official power of attorney, and the landlord must be the owner or hold one.
  • Ejari system: used by licensed property management companies, by owners who manage their own properties, and by owners’ representatives with a legal power of attorney.

So if your building is run by a property management company, the registration usually goes through that company.

The steps

At a trustee centre

  1. Go to a Real Estate Services Trustee centre, or to the property management company if one manages the property.
  2. Hand in the documents and make sure nothing is missing.
  3. An employee enters, checks and approves the request.
  4. Pay the fees and take the receipt.
  5. Receive the registration certificate.

DLD gives 25 minutes for the service at a trustee centre, not counting waiting time.

In the app or the Ejari system

  1. Log in to Dubai REST or Ejari and choose the service.
  2. Fill in the details and upload the documents.
  3. Pay the fees.
  4. An employee reviews and approves the request.
  5. The certificate is sent by email once approved.

Once Ejari is issued, DEWA opens your electricity and water account automatically: see the DEWA deposit and move-in fees.
