Where to stay in Dubai: an honest area-by-area guide
Downtown, Marina, Deira, the Palm and more — what each Dubai area is really like, who it suits and what it costs.

Where you sleep in Dubai decides how much of your holiday you spend in a taxi. The city is roughly 40 km end to end with the old town at one end and the beach districts at the other, and the wrong choice can add an hour of driving to every day.
Here is how each area fits a visitor itinerary and what to compare in a hotel quote.
The one-line version
- First trip, short stay: Downtown
- Beach and walkability: Dubai Marina or JBR
- Budget, and you like real cities: Deira or Bur Dubai
- Resort holiday, not sightseeing: Palm Jumeirah
Downtown Dubai
Best for: a first, short trip where you want the landmarks on your doorstep.
Burj Khalifa, Dubai Mall and the Fountain are all walkable from each other. There is a Metro station, and taxis are everywhere.
The downside: no beach, and the stay cost depends on the hotel and dates. The area is also less atmospheric than it looks in photos — it is essentially a very polished business and retail district.
Compare the cost: Compare the total for your stay with a hotel farther from Downtown, including the cost of reaching your planned attractions.
Dubai Marina and JBR
Best for: people who want to walk everywhere, eat out constantly, and be on a beach.
The Marina promenade and JBR beach give you the highest density of restaurants and bars in the city, and you can live here for a week without a taxi. It is the most “holiday” of Dubai’s districts.
The downside: it is the far end of the city from old Dubai — budget 45–60 minutes each way to Deira. Restaurants along The Walk carry a heavy location premium.
Compare the cost: Compare beach access, breakfast and the same room occupancy; a Marina address alone does not establish beach access.

Deira
Best for: budget travellers, and anyone who actually wants to see the city rather than the brochure.
The Gold Souk, the Spice Souk, the Creek and the best cheap food in Dubai are all here. Compare its room quotes with Downtown using the same dates, room category and terms.
The downside: it is dense, noisy and worn in places. There is no beach. Some hotels here are old and tired — read recent reviews carefully.
Compare the cost: Compare current Deira quotes on your travel dates, then check recent room reviews, noise and the walking route to a station.

Bur Dubai
Best for: access to old Dubai; check the route from your specific hotel to Al Fahidi and the abra station.
Check the hotel address against the Metro and old quarter, and compare a matched quote in Deira. The area alone does not establish the nightly price or noise level.
Compare the cost: Compare current Bur Dubai quotes with Deira using the same dates, room type and cancellation terms.
Palm Jumeirah
Best for: a resort holiday where you barely leave the hotel.
Private beaches, big resorts, and the boardwalk. Genuinely lovely if that is the trip you want.
Getting around: this depends on your hotel and destination. The Palm Monorail operator currently announces a temporary suspension for maintenance until further notice; check the service status and arrange other transport for visits beyond your hotel while it is suspended.
Compare the cost: Price the whole resort stay: room, meals, beach access and transport off the Palm. Check what your specific package includes.
Business Bay
Best for: access to Downtown, depending on the specific hotel address.
Business Bay is near Downtown, but the walk to an attraction or Metro station varies with your hotel and destination. Check the actual route from the hotel address rather than treating the whole district as a 20-minute walk.
Compare the cost: Compare the actual Business Bay hotel with Downtown alternatives; include the walking route and any taxi trips in the total.
Al Barsha
Best for: value with Metro access and Mall of the Emirates next door.
Compare Al Barsha quotes with beach districts on matching booking terms and verify the nearest station. We do not assume every Al Barsha hotel costs less than every coastal hotel.
Compare the cost: Compare the hotel’s real station access and your daily journeys with alternatives in Marina or Downtown.
Areas to think twice about
- Dubai Silicon Oasis, Dubailand and Jebel Ali: compare travel time and cost from the specific hotel to your planned destinations; access to Metro and bus routes varies within each area.
- Anywhere without Metro access if you are not renting a car. Check the walking distance to a station, not the straight-line distance.
Practical booking notes
- Tourism Dirham fee: check the booking total after taxes and fees and the hotel’s collection terms. DET’s resolution provides for charging by bedroom when an accommodation unit has several bedrooms; do not assume a multi-bedroom apartment incurs the same fee as one hotel room.
- Hotel apartments are another accommodation option. Confirm the kitchen and equipment in your chosen unit, and compare the whole quote with a hotel rather than assuming a saving after a fixed number of nights.
- Check the beach access. “Beachfront” sometimes means a shuttle to a beach club, not a beach outside the door.
Common questions
Downtown or Marina for a first visit?
Downtown if you have three days or fewer and want the landmarks. Marina if you have five days or more and want a beach.
Is Deira safe?
Use normal travel precautions: read recent hotel reviews, check the location and your return route, and look after your belongings. We do not have evidence here that establishes the safety of every street at every hour.
Do I need a car?
No, if you stay near the Metro. See getting from the airport for how the Metro works.
Compare the hotel total, not a neighbourhood price band
We do not give a current nightly range for each area: we have no matched booking sample with dates, rooms and taxes that supports one. Shortlist properties using Visit Dubai’s official hotel directory, then compare their direct booking sites.
| Item | Keep consistent in each quote |
|---|---|
| Stay | Dates, rooms, guests and children’s ages |
| Room | Room category, breakfast, beach access and a kitchen if needed |
| Total | All nights after taxes and fees, including amounts collected on arrival |
| Cancellation | Free-cancellation deadline and refundable versus non-refundable rate |
| Transport | Actual station route, airport transfer and daily journeys |
Arithmetic example only: if your quote is AED 300 per night including taxes and service, but excludes a hotel-confirmed AED 10 nightly room fee, one room for three nights totals AED 930 before other extras. AED 300 is not a current quote for any hotel or area. Do not add the fee again if the booking total already includes it.
For one named chain’s conditions, Premier Inn states that advertised room rates exclude taxes and service, and lists 10% service, 7% municipality and 5% VAT for its Dubai hotels, plus AED 10 per room per night for the first 30 consecutive nights. These are that chain’s terms, not a fixed charge for every Dubai hotel. Check the booking breakdown rather than adding percentages to an unspecified tax base.
